We have 2 double en suite rooms , a twin en suite room and a double room with a private luxury bathroom. The en-suites are equipped with showers, heated towel rails, huge mirrors and shaver sockets. The double room with private luxury bathroom has a hand basin in the room and exclusive use of a bathroom equipped with a modern walk in shower with a vertical shower tower that has double shower heads and twin body jets.

You can check B&B availability and you get discount when you book B&B accommodation online.

All rooms have tea and coffee making facilities and biscuits provided as standard, along with a television, fluffy white towels, a hand towel, hair dryer and alarm clock and there are also chests of drawers, bed side cabinets and hanging rails. Luxury handsoap, shampoo and shower gel are provided for your use during your stay at the B & B.

We appreciate that every little helps so we'd like to make you an offer - come and stay at the B&B at 2010 prices of £34.50pppn (based on 2 sharing in an en suite room) or £32.50pppn in our double with private bathroom. This applies to any online B&B booking (min 2 nights).

Also for most of the year (excluding bank holidays and Xmas) we would like to offer you the chance to come and stay in the en suite rooms at the B&B for any 4 consecutive nights or more for £31pppn (based on 2 sharing). This is available if you make an online B&B booking

ADDITIONALLY

We appreciate that everyone needs a break but not everyone can afford to come away for 2 or more nights - especially in the current economic climate. So for February, March and June (from the 5th June onwards) we are open for single night bookings which can be booked in advance (half term and Saturdays excluded). Half term and Saturday single night bookings will be accepted on the day if available. You will need to call the B&B for this option.

Prices are per person per night on a B&B basis.

Due to popularity we can only accept a minimum of a two night booking at the B&B at weekends & half terms and a 3 night booking at the B&B for bank holidays and the Xmas week.

We don't generally accept single night stays at the B&B - but by all means phone to check availability. A single night is charged at £80 (private bathroom) or £85 (en suite) per room (subject to availability).

£50 is charged for single occupancy (although late bookings may qualify for a discount - please call and enquire about availability).

Either the first night's tariff or a 30% deposit (which ever is the greater) will be charged to your debit card to secure your booking. You may pay the balance by debit card or cash.

For bookings made within 7 days of the date of arrival at the B&B the full cost will be debited to secure the booking.

If paying the balance for your stay at the B&B by credit card a 2.5% transaction fee applies. Please note that we do not accept cheques for outstanding balances.

Cancellation fees will be charged to the card details that were given for the initial deposit.

Did you know that you can now book online through a secure website? Please note that this is not 'real time' booking. You enter all the relevant details and payment will only be taken from your card if we contact you by e mail with a confirmation (which is usually within 24 hours of you making a booking). If in doubt, or if close to the intended date of your stay, then it may still be best to call.

Cancellation Policy

A booking to come and stay at the B&B is a contract. A deposit is required to secure a booking and is non-refundable under any circumstances. If more than 2 weeks' notice of cancellation is given we will endeavour to carry your deposit (less 10%) forward to a future booking to stay at the B&B (subject to availability). If carried forward the amount credited to your future booking will be valid for 9 months and is non-transeferrable to any third parties.

The full amount of any stay at the B&B will be charged if less than two weeks' notice is given for cancellation.

To that end we would always advise that you take out holiday insurance to protect you against any cancellation due to unforeseen circumstances. For UK residents holidays in the UK cost only a couple of pounds to protect yourself.

Damages

Please take care when you are in our B&B. You are responsible, and liable, for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur.

We don't normally charge for minor breakages - we fully appreciate that accidents do happen. If, for instance, you break a mug, then please tell us and we will gladly replace it. We understand that these things happen.

We will, however, charge for significant breakages or damage if the cost is significant and we may make an additional charge of £25 if you did not report this to cover our administrative time.

If you spill a glass of red wine on the furniture whilst staying at the B&B, and don't tell us about it, then we will almost definitely be forced to charge for the extra cleaning involved, providing the stain comes out, and replacement of cushions, linens etc if the stain doesn't come out. Cleaning time is charged at £15 per hour.

If you cause damage to any of the contents (beds, chairs, furniture, furnishings, carpets etc) then we will replace like for like.

If you leave the B&B premises without informing us that there has been an accident, or if we find that something has been damaged, then we will find out what the replacement costs are, we will endeavour to contact you and we will debit your card accordingly.

The handsoap, shampoo and shower gel provided in the bathrooms is for your use during your stay at the B&B. If you pack the bottles and take them home then we will charge your card accordingly. We are more than happy to provide a refund (less transaction charges) for any items that are subsequently returned if you find that you have inadvertently packed them in amongst your bags.

Any costs so incurred for loss, damage or breakages whilst staying at the B&B will be charged to your debit / credit card.
